Marble floor restoration is the process of bringing your floor back to life, making it look the way you want. In most cases, that means cleaning and polishing the stone. But not everyone wants a polished glossy finish. So sometimes we create a matte finish, a low sheen look. Other times, the grout is one of the major issues, so we end up regrouting the tiles.

In this case, a homeowner in Weston Massachusetts contacted us while finishing up a renovation in her master bath. Most of the construction was done, but the floor needed some attention. She wanted to know all about the process we use for marble floor restoration.

Marble floors are durable, but over time, foot traffic and normal wear and tear can dull the finish. In addition, small ‘micro scratches’ can become visible, which has the effect of blurring the finish. This particular floor was a gloss polished finish originally. So that was the end goal – restore it back to its original glory!

The Floor Restoration Plan

The homeowner initially sent us photos to get an idea of the job. We don’t always need to come on site for an estimate, but in this case we did. After reviewing her goals and the current state of the floor, we decided that her marble floor restoration plan would be the following:

  • First, mask off any adjacent areas with plastic to protect other surfaces
  • Second, use several different diamond abrasive pads on a floor scrubbing machine to progressively hone away a thin layer of marble (we only need to take off about the thickness of a piece of paper and it’s done wet so we don’t have airborne dust)
  • Third, follow up with a paste polishing compound (this is even finer than jeweler’s rouge)
  • Fourth, clean the whole floor and scrub the grout lines
  • Finally, apply clear penetrating sealer to seal and protect the stone and grout lines

As you can see, the ‘before and after’ effect is very noticeable. Marble floor restored, client happy!

Boston area marble restoration jobs vary from house to house and from commercial building to commercial building. This particular job was a sunroom for a fine home just South of Boston on Route 128. They had several rooms of polished Crema Marfil, fairly large 13 inch tiles.

According to MSI, “Crema Marfil Marble from Spain is a classic cream marble with tan undertones. This collection is ideally suited for indoor bathroom and kitchen applications, such as backsplashes, flooring, countertops, and wall coverings”. It looks stunning in this setting, creating almost a monochrome color for the room.

The Marble Restoration Process – How It Works

This marble restoration job was a honing and polishing job in Canton, just south of Boston. That involves running diamond abrasive pads over the floor to remove a very thin layer of stone. Essentially, the process exposes the fresh stone underneath.

First, we needed to move some of the furniture out of the way. When polishing a floor, we want to do the whole floor, from wall to wall. Then the honing process takes several stages, so it’s not a one pass procedure. It’s more like the way wood floor refinishers sand and refinish floors. Wood floor companies sand the floor several times, starting with rough sandpaper grits and gradually proceeding to finer, smoother grits to leave the floor very smooth for the final finish.

That’s how marble restoration works as well, whether in Boston or anywhere else. At first we start with a low grit, rougher diamond. For example, a typical starting grit might be 60 grit or 100 grit. (The grit system for our diamonds is exactly the same as the grit system for sandpaper, but the abrasive’s form is different than sandpaper used by wood floor companies).

One important difference, though, is that we always do our diamond honing wet. That keeps the dust from becoming airborne. It makes some mud on the surface of the floor, but that’s easy to vacuum up and wash. So there’s no vast dust cloud all over your house!

End results? The floor came out awesome and the client was very happy!

There are many DIY projects that homeowners can tackle with a bit of energy and some youtubing how to videos. Polishing marble tiles is not one of those jobs, though. In other words, it takes a professional with experience and the right tools to achieve a gorgeous, uniform shine.

The videos below were from a typical job north of Boston. Vinegar had spilled on the marble tiles, and the acid in the vinegar etched the stone, killing the shine. First we start by diamond honing the marble, buffing it and sealing it with a clear penetrating sealer. Cleaning Marble Stairs in Downtown Boston

If you have a condominium or apartment building with marble stairs, you know what happens over time. The marble can get harder and harder to clean. After a while, foot traffic and de-icing chemicals take their toll and the stone looks soiled all the time.

Can anything be done about it? Yes!

The pictures below were a set of marble stairs that we worked on in a downtown Boston condominium building. The curved marble staircase was showing signs of wear and tear, looking tired. This does not add to condo value, to say the least!

We first protect nearby surfaces with plastic and then use diamond abrasive marble cleaning pads to remove a thin layer of stone and expose fresh stone below. Polishing Out Water Rings on Marble Countertops

Polishing out water rings on marble countertops is a very feasible solution to those unsightly etches. This was a beautiful leathered finish stone countertop in the Metrowest area that had etch marks. Etches on marble always come from some type of acid. Often, it’s foods and drinks that are acidic. (If you think about it, anything that tastes tangy has some acid in it – think of lemonade, vinegar, wine, orange juice, etc). The acid etches showed up as milky white rings and detracted from its appearance.

Frequently it’s easy to see an acid etch, but hard to capture it on a photo, because our eyes can see the variation in shine better than a camera lens. On this particular countertop they were easier to see because of the color contrast of the whitish etch marks up against the dark colored stone.

How do we typically go about polishing out water rings? At first, we always spend some time protecting adjacent surfaces with plastic drop cloths. That takes time upfront, but it makes final cleanup much easier. Next we use diamond abrasive pads to gently remove a thin layer of stone. Finally, we keep making the surface smoother and smoother, ultimately using a powder to polish it back to life.

Handling Stone Restoration ‘Curveballs’…

This project threw us some ‘curveballs’, though. Normally, diamond abrasives work best for a truly flat surface, like most polished stone. But the leathered finish on this counter was deliberately leather like, to show texture, hills and valleys, so to speak. How do we take off enough of the damaged stone surface without flattening the stone, destroying the charm of the leathered grain feeling?

In this case, the solution for polishing out the water rings was using a softer pad, so it can follow some dips and curves without aggressive removal. The pads are called diamond impregnated pads. We buy them from M3 in Cohasset and in situations like this, they can save the day. Overall, the client was very pleased with results!

Recently we got a request for refinishing marble on a vanity top for a homeowner in Cambridge. The stone was a variety of Emperador, which can be fussy to polish. Photos are on this page. You can get a better resolution photo by clicking on each image one at a time to see detail.

The process was a one day event. The homeowner removed the faucet spigot and handles herself to allow us to do a better job. We recommend this, but it’s not always critical, depending on where the gloss needs attention

First we use diamond abrasive disks to remove etching, so called ‘water spots’, and then smooth out the stone, eliminating scratches and allowing light to reflect better. Then we use a polishing powder made for marble countertops, buffing it to a shine. If you google the expression ‘refinishing marble’, you’ll get all kinds of results, some even implying that marble restoration is something anyone can do at home with no special equipment. That’s just simply not true. These steps require years of specialized training and practice to get it right.

The final step is a clear penetrating sealer to protect the marble, and then it’s ready to enjoy and use again!

Recently a condo building in Boston contacted us via their property management company. We like working for property managers because they understand the value we can bring to a condominium setting.

Even under the best of conditions, marble flooring generally gets a lot of wear and tear in a common area setting. In addition, there is slush and snow from Boston winters, and sand and salt that go along with it. Additionally, some cleaning companies may occasionally use harsh or acidic cleaning chemicals that can eat into the stone’s surface. In this case, they had even more foot traffic – they had just undergone a major renovation. Deep Cleaning for Ceramic and Porcelain Tile and Grout Cleaning

We recently completed a project for a family in Winchester that needed help getting a family home ready for sale. The project included some shower regrouting and deep cleaning ceramic tile floor in a large bathroom.

Shower regrouting is usually a process of completely replacing the grout and caulking. It makes the grout look brand new…because as a matter of fact, it actually is new! But cleaning sanded grout on a ceramic tile floor doesn’t replace the grout. So it can be harder to make it ‘bounce back’.

This floor grout had originally been white, but over time, wear and tear had made the grout dull and soiled. Ceramic tile cleaning is not just a matter of mopping at this point. It’s time for serious TLC.

We used alkaline and acid based cleaning agents and a ceramic tile cleaning machine scrubbing process that loosens even ground in dirt from old grout. Scrubbing is important, however it’s also important to vacuum up the soiled water with with either a wet vacuum or a hydrophilic tile sponge. That’s the step that actually removes the soil, so it can’t sink back into the grout lines.

As a result, the house was ready for the realtor to show and looked great, at a reasonable budget. The homeowner was so happy she wrote us a letter of recommendation, a nice touch!

Does Your Boston Area Condo Need Help Cleaning Marble Stairs?

One thing I like about living in an older town like Boston is the original marble floors that you see in the common areas of apartments. Many of these are now condominium hallways and the owners wisely kept the marble floors to convey luxury and style. Sometimes they’re only in the lobby, but sometimes all the stairs are thick chunks of marble, and even the walls. Cleaning the marble stairs and halls can be a problem, though.

After all, our New England winters drag sand and salt in. Additionally, think of years of foot traffic, plain old wear and tear. Eventually marble floors and stairs start to look ‘beat up’. Don’t fire your cleaning person! At some point, they need more than plain cleaning. Occasionally they need a ‘tune up’. Basically, that’s a marble restoration project that calls for us to use diamond abrasives. Essentially, we actually sand away the scratches from foot traffic and expose fresh stone.

That’s not a job for an amateur – your cleaning company is wise to pass on it.

Give us a call and we can do it for you. The diamond honing pads gently remove a paper-thin layer of the stone. Then we apply clear penetrating sealer to protect the marble. All honing is always done wet to avoid airborne dust.

Frequently, we also caulk or grout the edges of the stairs so the whole job looks fresh and new.
